I'm interested in this, the input of people will go a long way, just managed to get half plot at Asaba... looking forward to build even if it is 2 rooms and parlour,i dont mind by next year...

Wow!
That is awesome.

In fact, the main reason why I put up the topic was to inspire people.
There's no better feeling than having, and living within your own space.
Wishing you all the best. 👍🏼

Shouldn’t be more than 10m if you already have the land
Stop that...

You want to bewitch people not to build?

How many pieces of blocks do you think was used to build this small property?

Not more than 1500!!

A bag of Cement(N10,000) gives you 40 strong blocks. So you need about 20 bags.

Then cement for plastering; 10 bags

Three tippers of sand(6tyres) is all the sand you need(N120,000 only for the 3 tippers, see?)

Then gravels....three trips (for blinding, for pillars and beams.N180,000)

Then Iron rods (100 lengths,different Sizes,cut and bended appropriately.N1,000,0000.)

Then Planks(Full lengths.Reused or second hand.80 pieces.(N200k all)

Then nails; different inches, measured by "PoundWeights"(N30,000).Plus binding wires!!

Then labour(Iron bender,Mason,Carpenter,labourers.N400,000k)

Then the Windows.6 Aluminium windows(N55,000k)

Then the doors. 7 Turkey doors;(Entrance door,Kitchen,2 bedroom doors, two toilet doors, one Exit door)Go negotiate that one.(N210k for all)

Then woods. The style of roofing Economises wood!!(50 length of Polline,100 length of 2 by 4.N150k all)

Then 100 lengths of longSpan Aluminium for the roof(N250k for all)

Everything is not more than N3million (apart from land) Could be cheaper..

Like 200k to 500k will do it and still have some change
sonofsteven: 7:47pm On Jun 14

500k can build it and change will remain sef. Though it depends on the location.

NB: Na who get land dey build house na

Modified: Those of you quoting me and yapping rubbish don't know when I built my house and how much it cost me then.

Foundation along go chop 10 bags or cement, or all structures go chop nothing less than 15-20bags of cement

1bag is 10,250x20=205k

Granite, rods, sand

Blocks ba like 2,000pcsx600=1,200,000

Labor go chop like 500k or more

Zinc, wood, wiring, plumbing work, water digging is roughly 300k plus

Painting, furnishings etc

Just budget 5-10m

If change remains, fine

Generator now na like 500k, good bed na like 100k,TV na like 100k,ac na like 150k,chairs like 250k

500k can't build this house. For either a 2- or 3-bedroom house, 500k can't build it.

A standard 3-bedroom house that comes with 2 bathrooms, laundry room, storage room, and a kitchen will require at least 3400 to 4000 blocks.

The 6-inch block costs 600 naira, while the 9-inch costs 700 naira in some areas.

Blocks alone will cost over 2 million naira, not to mention cement, other materials, and workmanship.

What about land?

Professionals in the house, about how much would it cost to build a house like this?
if I hear! One million can't build this talk more of 500k . Do you have any idea how much cement is in the market? Whether you choose to buy the blocks from block industry or mold the blocks yourself you're going to spend nothing less than ₦300k. You never buy woods for roofing, roofing sheets, doors, windows, electrical wires and light fittings. Whether you decide to do tiling or just normal floor na you Sabi, all of them dey expensive. Then you're going to pay the workers unless you wan build am yourself.... If it's a day job you're going to spend nothing less than 300k, if it's a contract work it's around 300-400k If the person like you very well o. ...

This house will cost at least 3-4 million, at least o!
Snowx: 8:12pm On Jun 14
1 block is 750naira..3000 blocks @750 is 2,250,000naira..only block work..add other materials including water..come back and tell me ur estimate

when did you build your house and how much did it cost you?

It cost us around 7 million to build our mansion in the village 13 yrs ago. The fence of our house in the city fell recently, do you know how much it has cost us to erect it back? 1.4 million! And that just 45ft long fence o, we have not even plastered it yet.

₦2 million won't give you this in this country right now even if the land na your own. 15 yrs ago 500k might get you 90% of the job done , but right now only blocks will finish the whole money. Unless you're CEO of a block industry 🤷🏾‍♂️

Don't mind him,5million Naira will not complete that house.
That was how God saved me from one engineer that Year.
Telling me 10 million will build a two bedroom flat.

Ten million will actually build a two bedroom flat in this present economy if the land is available.
It’s all about taste and what you want. It’s possible.
IyfeNamikaze(m): 8:22pm On Jun 14

Few millions of naira 2-3 in this economy
The foundation alone will even cost up to 500k.
blocks alone will consume at least 1.5 million. Roofing wood and sheets will cost close to a million, windows and doors will gulp up to 500k, painting maybe 100k. Then you have to also take labour into . This house is from ₦4mil upwards.

Edit: I didn't even add electrical wiring, fittings and plumbing. If this house no cost ₦6ml make I know wetin cause am.

3 million naira will be just fine if you are wise, just make sure you turn yourself to a mathematician and follow the engineer and carpenter bumper to bumper

If you like, be the engineer and carpenter and also get all the materials yourself.

The roofing of that house both interior and exterior is nothing less than N3 Million.
