Pls what & what is included? Mine is £6,641. I'm in Scotland and Stamp duty is paid for property worth £250k and above.
I’m also buying in Scotland, ahead of my planned relocation there. Things seem to be done differently there. Sellers already have their survey and valuation done. Would you advise that I do my own survey prior to g the mortgage? The house seems okay for the price and the survey didn’t highlight anything.

Did they confirm that it’s your offer that has been accepted? Buying a home is a huge decision, and you can back out at any stage. My advice would be to cancel your offer until you have a strong feeling that you truly want that property. Even then, make sure to research the neighborhood and everything else thoroughly before making a commitment.

It’s my offer. I received the emails for the every progress made and everything seems to be going smoothly. They were the ones that suggested the mortgage advisor and the solicitor to me. I’ll send them an email as soon as I can on Monday. The other property is better positioned for my daily commute and I can easily commute to work on my bicycle. With the offer locked in, I’ll need to stick to my car, which I was ready to do before seeing the better positioned property.

A property I made an offer on Wednesday has been changed to “under offer”. I have seen another property that ticked even more boxes today and I am due to inspect it on Monday afternoon. I may honestly go for this based on the location and some other factors.

Do I need to send the first agent a message or wait till I’ve inspected the property on Monday evening? They tried to reach me today, I didn’t pick it as I’m not even sure of what to tell them. The seller was very pleasant when I went for inspection but then…

I saw a 20 years old building ticking all my boxes but with an EPC C(74). The owner has been the occupant, with her family since new. She uses wall paper to design some of the walls. I found them so nice and I may even retain them for a while. I’ve read about people using wall papers to cover up defective parts of their houses. In as much as this doesn’t seem like it, are there other things that I need to look into or be aware of?
House is in Scotland and I have seen the home report of building and nothing was mentioned about any defects in the building.
Again, at what point do I do my own survey?

Like for like, there is usually a prenium on detached properties. In your case, there are some differences in both but being on thesame development makes it easier to compare.

For the 4-bed semi with 4 toilets, is it across 2 floors? Cos family houses with such are generally priced less as many households with young kids would want the living quarters on one floor for practical reasons. Also, many built that way (i.e 'town houses') tend to be quite narrow of late.

That the 3-bed detached seems to be more sought after already tells you something. I was in a fairly similar dilemma when I bought (with the 4-bed semi being upto 20k cheaper) but was also advised against a semi. Some colleagues in semis have had issues with neighbours especially when you have young kids playing around or neighbours smoking hemp. For one, the only thing he regrets in his house is that it's not detached. Sound insulation between modern semis tend to be good, but even at that, vibration still travels thru.

Finishings are great but they are fixable and come in and out of vougue. There are parts of a house you can't change- in this case detached or semi. Also having a garage with parking for 2 cars would always carry a prenium especially if sited next to the house.

Lastly, you need to factor in your family size and plans ahead. With 3 kids, if you're the type that has family/friends over often, the added space is needed.

For me and with limited details given, I'd largely tilt towards the detached.

Please what’s your thoughts about semi-detached and detached properties. I’ve inspected some properties this week. We fell in love with 2 of them. They’re both in the same development. Property A is a 4 bedroom semidetached with 4 toilets. My madam is in love with this property due to the top notch finishing. The sitting room and the kitchen was finished with porcelain tiles and the fittings really enter my eyes. It’s a well maintained property. The bathrooms are top notch too. This property has parking space for 1 car. We use 2 cars . We can always park the second car by the road side.
Property B is a 3 bedroom detached, 3 bathrooms with a garage plus space for parking 2 cars. Neat and simple finishing with laminate flooring. Same price range. I’ve seen the survey reports for both. I may pay a little more to win the offers for B, based on speculations of being more popular with more potential buyers.
I’m currently renting in a detached property. My colleagues were pointing out some cons of buying the semidetached. They think I can always fix things up in the detached property, including converting the garage to an extra room in the future if the need arises.

You’re not likely going to graduate with a 2.1.
If you work hard, you can get 2.2 which is not bad to be honest.

Senior men, I need some guidance.
Will low credit score impact my chances of getting a mortgage? I’ve been here for 15months, waiting to reach 2 years before I commence my search.
My credit score has dropped points for a reason I don’t fully understand but I do not have any record of default on any of my direct debits and I’m not on any loan at the moment.

BAT is a core democrat and he has always been around as a political leader.
GEJ is a very considerate leader, a democrat. He sacrificed his 2nd term ambition for the potential crisis brewing up, that might leed to loss of lives and properties. GEJ did not want Nigerians to experience that.
Late Umaru lived a simple life. Can’t really tell if he was going to sustain his legacy as he was not around for long. He was heavily rigged to power by Obj and he itted it. He was ready to work for Nigeria but the became too unwell to do much.

If this is earnings after tax and deductions, rent would gulp atleast half of 2000 pounds. Followed by another 400 in bills. You will still be left with maybe 600 to save.

If this is before tax, you would receive about 1600 after tax, then you can now remove your mandatory expenses.

As for 500k, it's somewhat similar spending power in Nigeria.
How about food? Transport? Personal care stuffs.

My rent plus bills is around 1k but I still get to spend about 3k-4K monthly for a family of 5.
I’m the sole earner and we use 2 cars. Car insurance, road tax, my practicing license fee, medical indemnity, gym subscription, internet subscription, various activities classes for the kids etc are all on monthly subscription and they eat deep on the money.

Apart from the field trip, which parents pay for, Niigeria education is superior to theirs, as bad as it seems.

Let a Nigeria student enters their primary and secondary schools, they always outshine them. I am talking of serious students.

If you calculate the cost of uniform alone in the UK, you will run. Not to talk of cost of field trips which end up being more expensive than average Nigeria schools.

What’s the size of your family? If you’re single or married and your wife can work or start working in no distant future, 2k quid is fine. But if you’re going to be a family of 2 or more with just you earning 2k, you will survive but struggle.

I don’t care about the general statistics or trends. I’m telling you my lived experience. People are literally going to Naija for their Medicare needs but hey, Nigeria has 3rd highest maternal death ratio. Who cares? It’s akin to some in London telling you about the risk of knife/violent crime and feeling safer in certain parts of Nigeria (e.g Lekki), and you throw back stats that bandits and unknown gunmen are in Nigeria. That’s not the point. Just saying NHS is a hot mess for a so called first world country. Some medicare is actually better in Nigeria atm, and that’s a fact!

NHS is not perfect but it is not a 'hot mess'. Someone had already explained patients flow in the ED.
The resources are limited, so, those with life threatening problems get seen first. That is called justice in medical ethics.
I am an acute medicine registrar in the NHS. I get bleeped from ED from time to time. I assess the situation there and then and I don't delay patient's care. No reasonable doctor will do this as there are systems to keep track of things. I have been involved is 2 national benchmarking audits. SAMBA audit, June 2023 and February 2024.
I am not aware of any trust where patients are kept waiting for over 12 hours without getting any form of care or plan in place.
Yes, the NHS needs funding to improve its services. It's a blessing to the UK.

It depends on where you live, how far you’re willing to travel, your budget and what you think may interest your family. I’ve only been here 1yr so I’m still a jjc.
I’ve only done a couple of getaways.

Manchester - I do pay abt 250 quids for 3 nights in a cosy 2bedroom apartment on Airbnb.
On my last getaway to Manchester, we visited Legoland discovery and sea life at trafford centre on day 1…142pounds covered both packages for a family of 5. Few pennies on food, photo shoot and extra experiences not included in the package.
Visited Salford quays on day 2. 42 pounds for 5 of us. not as fun as I expected it to be.
Visited Labuka African restaurant to grab some lunch and we visited the popular Smithfield wholesale market on our last day.

Lake District( Keswick)-Nice summer holiday. We rented a caravan for 100 pounds a night. Nice water views. Windermere boat cruise. walking with nice sea views. Kids rode their Bicycles and scooters. I walked a total of 16 miles in 3 days.

Edinburgh- Very nice place. We Only visited Edinburgh Castle. Didn’t have much time to explore as we only visited Edinburgh for something else and just decided to stay back for an extra night.
Visiting London next. No specific area in mind. I’ll appreciate any suggestion.

Is there any one who sells original body creams imported from Nigeria?
I’ve tried EBay but what was sold to me was an expensive fake cream. I use FAIR and WHITE. The one that comes in blue plastic. My skin is now becoming darker and dry. I’ve tried several products locally but none seem to be working on my skin.
Any suggestion? And if someone is coming from Nigeria can help me buy some, I’m happy to pay for the cream and luggage space. Thank you

When I got a car last year, I was introduced to a Nigerian man who is into helping people get cars insurance at cheaper rates. I didn’t eventually subscribe to his offer because I felt it was too good to be true. It’s about 1k £ per annum cheaper.
I just added another car and I’m looking for the cheapest deal out there. I’m just wondering if insuring through these folks has any serious consequences. I have full uk license and I haven’t had any claim since I came in.

I used an app called Credit Karma which guides you on whats needs to be done to improve your credit rating and lets you see soft/hard search.

All said, the 'score' is overhyped and counts for little to nothing when you come to get a mortgage. What's important is not having an adverse credit hx (e.g missed payment), your deposit, good income hx and sensible outgoings.

There's also a rent reporting agency which you can use to report regular rent payments on your credit file but again, I doubt how much effect that has in getting a mortgage.
